Claremont House Renovation
The homeowner has decided to add a medium-size second story addition consisting of 465 sq. ft. of additional living space.
This space shall be designed to accommodate the “bungalow” style and charm of the current house. The interior shall consist of a new oak staircase leading to the second floor. This shall be accomplished by removing an existing 1st floor bedroom and enlarging the spare existing bedroom along with a new expanded closet. A new penetration shall be made through the North wall in the stairwell area to allow natural light into this area. Once on the second floor, you will walk down a short hallway to a master bedroom with built in shelving and an extended West facing window to allow the warm West light to penetrate the bedroom in the afternoon and early evening. Off the bedroom shall be a delightful walk-in master closet. There shall be 2 entrances into the master bathroom. The master bathroom shall consist of a custom built double bowl vanity, a separate room for the commode and an oversized shower room with a sit down bench. Special details will be paid attention to such as: matching the existing casing and baseboard, an East facing window to allow the warm morning sun to enter the room, spacious ceiling heights, attic access doors, oak railings and balusters, matching doors, exterior cement base stucco, and many more charming details.
Our goal is to create a home which will appear as though, once finished, was constructed at the time the original home was built in 1913. Simultaneously we are creating a new comfortable environment which the home owner will enjoy for many years to come.

Himell Basement Renovation
The current homeowners have undertaken a basement renovation and have chosen me to be their general contractor. A summation of the scope of the project follows.
We will recess all plumbing and gas lines into the joist cavities in order to maximize the head room. Additionally, the HVAC system shall be modified to accommodate the location of the new walls. The location of the laundry room shall be changed to a more desirable location.
The existing brick weight bearing wall will be removed and a new 21 foot recessed beam shall be installed with the existing floor joists to be “hung” with joist hangers off of the new wood beam. This shall create a large family room for the enjoyment of all.
The existing small bathroom shall be renovated and expanded to accommodate a 36″ x 36″ shower unit. This shall be tied into a new sewage ejector. We shall install “subway” tile on the walls and hex tile on the floor to match the period of the original construction of the house.
New 2″ x 4″ stud walls placed 16″ on center shall be constructed on all exterior walls in order to install R-13 fiberglass insulation, new electrical wiring and new 1/2″ sheetrock.
The homeowners wish to stay with the upstairs craftsman motif throughout the basement. So, we will match the existing doors, casing and baseboard in the basement area. Special attention shall be placed on the new windows.
All electrical shall be ‘cleaned up’ as well as new electrical circuits installed in the basement area. All light fixtures shall be carefully chosen by the homeowner to match the “Craftsman Style”.
This basement will add to my already 50 finished basements I have accomplished in the Park Hill neighborhood over the past 27 years.
